The purpose of all pre-purchase inspections is to highlight deficiencies in the structure and the homes electrical, plumbing and HVAC systems. This gives the buyer a snapshot of the home’s current condition and leverage when negotiating with the builder or sellers. When purchasing an existing home, the report highlights structural components or mechanical system deficiencies that either need to be immediately addressed or budgeted for soon.
What is a Standard Pre-Purchase Inspection
The Texas Real Estate Commission regulates property inspections with an impending real estate transaction. All TREC Licensed Professional Inspectors in the State of Texas must use TREC form REI7-6. This form covers all the following areas:
